Does water-damaged drywall always need to be replaced?
Drywall that got wet from clean water and was dried within a day or two can sometimes be saved. It has to come out when it has swollen, sagged or crumbled, when the paper face has mould on it, or when the water came from a sewer backup or other contaminated source.
After a basement flood the standard approach is a flood cut: drywall is removed from the floor up to 2 or 4 feet, above the highest point water wicked to. That opens the wall cavity for drying and lets us replace only the lower section, so new board meets old at a clean horizontal seam that tapes out invisibly.
What is the difference between a Level 4 and Level 5 finish?
Level 4 is the standard for painted walls: tape embedded in compound, two further coats over joints and three over screw heads, sanded smooth. Level 5 adds a thin skim coat over the entire surface. It is worth the extra cost on ceilings and walls that catch low-angle light from large windows or that will be painted in a gloss or dark colour.
How much does drywall and taping cost in the GTA?
$2.50 to $4.50 per square foot
Per square foot of drywall surface, supplied, hung, taped and sanded to Level 4. Small patches and single flood-cut walls usually run $250 to $900. Level 5 finishing adds roughly $1 per square foot.
How long does it take?
Taping needs three coats with drying time between each, so even a small repair takes 3 days. A full basement is typically boarded and taped in 5 to 8 working days.
Drywall and taping: frequently asked questions
Can you match my existing wall or ceiling texture?
- Yes. We match smooth walls, orange peel, knockdown and stipple ceilings. Where a stippled ceiling was partly removed, re-texturing the whole ceiling in that room gives the most uniform result.
Should basements use regular or mould-resistant drywall?
- We use mould-resistant board on basement exterior walls and in bathrooms and laundry rooms. It costs slightly more per sheet and gives the wall a much better chance if it ever gets damp again.
Do old walls contain asbestos?
- Drywall joint compound and plaster in homes built before about 1990 can contain asbestos. Ontario rules require suspect material to be tested before it is disturbed, so we arrange a test before cutting into older walls.
